About Wanna Finance
Wanna Finance is a Mandurah mortgage broking service led by Andy Iriks, who has been arranging home loans for Western Australians since 2000 — just two years after broking started in WA. Most people come to me braced for a slog. They’ve heard a home loan means weeks of paperwork, awkward questions, and a banker who talks in code. It doesn’t have to go like that. My whole job is to take the hard part off your plate and explain the rest in plain English — so you know exactly what you’re signing before you sign it.
Meet Andy Iriks, Your Mandurah Mortgage Broker
I’m Andy. I’ve been a mortgage broker since 2000, back when broking in WA was only a couple of years old. That means I’ve worked through every kind of market this state has thrown at us — rates climbing, rates falling, lenders changing the rules overnight. When something looks scary on paper, chances are I’ve seen it before and know the way through.
Wanna Finance isn’t a franchise with a call centre. It’s me. When you call, you get me — not a junior processing your file while the senior broker chases the next lead. That’s on purpose. The person who gives you advice should be the person who actually knows your situation. You can read more about Andy and his experience if you’d like the full story.
How Andy Works with You on Your Home Loan
Here's the part people don't expect: it's easier than you think.
Look at Your Whole Position
I look at your whole position — your income, your goals, what you’re trying to buy or refinance — and I match you to a loan that suits that. Not the one that pays me the most. Mortgage brokers in Australia have a legal duty to act in your best interests when recommending a home loan, and that’s how I’ve always worked anyway.
Walk You Through Every Document
Then I walk you through it. Every document, line by line, in plain English — a bit like filling out a form at the doctor’s surgery with someone beside you who knows which boxes actually matter. You’ll know what each number means, what you’re committing to, and what happens next. If a term like comparison rate or pre-approval trips you up, I’ll stop and explain it.
Pick Up the Phone When You Need Me
And I pick up the phone. If something urgent comes up at night — a deadline on an offer, a question that’s keeping you awake — you’ve got my mobile. I’d rather take a two-minute call than have you stew on it until next business day.
Client Groups Andy Supports
First Home Buyers
Buying your first place is exciting and a little terrifying. Deposit, lenders mortgage insurance, the First Home Owner Grant, Keystart, stamp duty — a pile of terms nobody taught you at school. I sort through it with you and tell you, in real numbers, what you can borrow and what it’ll cost. If a small deposit is your situation, there are ways through it.
Families Upgrading or Refinancing
Maybe you’ve outgrown the house, or your fixed rate is about to roll off and you want to be sure you’re not paying more than you need to. I’ll review where you’re at and whether refinancing your home loan genuinely helps — and I’ll tell you straight if it doesn’t.
Property Investors
Investment lending has its own quirks — equity, gearing, interest-only structures, and how lenders read an existing portfolio. I help investors get the structure right and reach more lenders than a single bank can offer.

No pressure, no jargon — just a conversation about where you're at and what makes sense for your situation.
Book a ChatWhy Use a Mortgage Broker Instead of a Bank
A bank can only offer you its own products. I work across a panel of banks, credit unions, and non-bank lenders — so instead of one menu, you get the whole food court. If one lender says no, I usually know who's likely to say yes, and why. There's an old line that fits: a good mechanic is happy you drive a bomb, because they'll keep it running and keep you safe. A bank wants to sell you their car. I just want to keep you moving in the right one.And I don't disappear after settlement. Most of my clients come back — for the next purchase, the refinance, the first investment property — because the relationship doesn't end when the loan funds. That's the whole point of it.
Relationship, Not Transaction
Most clients come back for the next purchase, the refinance, the investment property — the relationship doesn’t end at settlement.

Broking since 2000 — he’s seen every market cycle and lender quirk Perth has thrown up.
Cost and What to Look for in a Broker
For most home loans, you won’t pay me a fee — the lender pays the broker once your loan settles. If you’re ever in an unusual situation where a fee would apply, I’ll tell you up front, in writing, before you commit to anything. Nothing is hidden.
What to Look for in a Mortgage Broker:
- Experience across different markets, not just the good years.
- Someone who explains things instead of rushing you to sign.
- A broker you can reach — a real phone number, answered by a real person.
- Advice built around your situation, with the reasons spelled out.
- Someone who’s still there after settlement, not just before it.
You don’t have to take my word that I tick those boxes. Ask me anything when we talk, and judge for yourself.
Common Questions about Working with a Broker
For most home loans, no — the lender pays the broker after settlement. If a fee would ever apply to your situation, I’ll tell you before you commit.
Often, yes. One bank’s ‘no’ isn’t every lender’s ‘no.’ I’ll look at why it happened and which lenders suit your circumstances — see bad credit and non-conforming home loans.
It depends on the lender and your situation, so I won’t quote you a number I can’t stand behind. Once I’ve seen where you’re at, I’ll give you a realistic estimate for your case — and keep you posted the whole way through.
Just a conversation. Give me a rough picture of your income, what you’re trying to do, and any deadlines you’re working to. I’ll tell you the next steps from there.
No. Mandurah is home base, but I work across the Peel region and Perth. If you’re nearby, ask and I’ll let you know.
