FIFO Home Loans for Fly-In Fly-Out Workers in Perth and Mandurah
Your income looks good on paper. Some banks look at your roster, your overtime and your contract and get nervous anyway.
Andy has worked with FIFO workers across WA for years. He knows which lenders assess FIFO income properly and how to present your application so it gets a fair look.

Why FIFO Income Trips Up Some Lenders
Most FIFO workers earn a solid income. The trouble is not the money, it is how some lenders read it.
A few lenders shade or leave out overtime and allowances altogether. Others get cautious about fixed-term or labour-hire contracts, or want extra proof if you are still on probation.
If your income moved around between swings, or you took unpaid leave, it can look inconsistent on paper. That does not mean anything is wrong, it is just normal for FIFO work.
None of this means you cannot get a loan. It usually means the lender’s policy does not fit your income shape, not that your income is the problem.
How Lenders Look at Your Roster Income
Lenders usually break your income into parts: base salary, overtime and penalties, site and travel allowances, and any bonuses.
Full roster cycles matter. A lender wants a consistent pattern across your swings, not just one or two good payslips.
A clear employment contract that spells out your roster and pay structure makes the assessment easier for everyone.
| Income type | What lenders usually want to see |
|---|---|
| Base salary | Payslips, employment contract |
| Overtime and penalties | A consistent history across full roster cycles |
| Site and travel allowances | Evidence they are regular and ongoing |
| Bonuses | History of payment, often over two years |
Every lender’s policy differs, which is why the lender choice matters.
FIFO Situations Andy Helps With
New to FIFO or Still on Probation
Starting a new FIFO role does not rule you out. Some lenders will consider your application once you have a signed contract and a payslip or two, even before probation ends.
Fixed-Term, Labour-Hire or Casual Rosters
Contract and labour-hire work is common in FIFO. Andy knows which lenders are comfortable with these arrangements and what they need to see.
Moved to an ABN or Day Rate
Gone from a payslip to invoicing as a contractor? That changes how your income is assessed. See our self-employed and low doc home loans page for how this works.
Changed Contractors or Employers
A recent change does not have to reset the clock. Andy will tell you what a lender needs to see to bridge the gap.
Unpaid Leave Between Swings
Time off between rosters is normal for FIFO work. Andy presents this in context so it does not read as a gap in employment.
Working Interstate or Overseas
Fly in fly out to an interstate or overseas site? Andy arranges home loans for WA based borrowers on these rosters too.
Couples Where One Partner Is FIFO
Andy combines both incomes and works around whichever partner is home to get paperwork signed and questions answered.
Home Loans for FIFO Workers
Whether you are buying your first home, upgrading, refinancing or building, Andy arranges the finance and manages the process while you are rostered on.
As a first home buyer, you may be eligible for WA government support such as the Home Guarantee Scheme or a Keystart loan, both of which can reduce the deposit you need.
Keystart’s Low Deposit Home Loan currently has income limits of $155,000 for singles and $228,000 for couples or families, with a property price cap of $860,000. FIFO workers based in the Pilbara or Kimberley may qualify under higher regional income limits.
The federal Home Guarantee Scheme lets eligible buyers purchase with as little as a 5% deposit and no lenders mortgage insurance. Income limits were removed from 1 October 2025.
You need to be a first home buyer, or not have owned property in Australia in the past 10 years, and the home must be owner occupied. The WA property price cap under this scheme is $850,000.
Eligibility and limits can change, so Andy will confirm what applies to you and whether Keystart or the federal scheme suits your situation better.
He also arranges next home, refinancing and construction loans for FIFO workers, and first home buyer loans if this is your first purchase.
Investment Property Loans for FIFO Workers
FIFO income is often strong enough to build an investment property portfolio, not just buy one home.
Andy structures your loans so your cash flow is protected if your roster changes, your contract ends, or you move between employers.
Buying while you are on site is straightforward. Andy manages the lender communication and keeps you updated by phone or video on your days off.
If you already own a home, you may be able to use your equity to fund the next purchase without touching your savings. If this would be your first investment property, our first home and first investment property loans page covers how that works too.
Structuring an investment loan properly also has tax implications. Andy will talk you through the finance side, and recommends you discuss the structure with your accountant as well.
See our investment home loans page for more on how investment finance works.
Car and Vehicle Finance for FIFO Workers
Need a reliable vehicle for the drive to the airport, or something for your time on R&R? Andy also arranges vehicle finance.
This covers utes, 4WDs and everyday cars, whether you are PAYG or working under an ABN.
See our motor vehicle finance page, or if you are contracting, car loans for self-employed workers.
