What is a Low Deposit Investment Loan?

A low deposit investment loan lets you buy an investment property with less than the standard 20% deposit. Most lenders will go as low as 10% deposit (90% LVR) for investors, though some offer 5% deposit (95% LVR) if you’re also an owner-occupier using equity from your home.

The trade-off: when your LVR goes above 80%, you pay Lenders Mortgage Insurance (LMI), which is a one-time premium protecting the lender if you default. On a $450,000 loan at 90% LVR, LMI typically costs $12,000–$16,000 depending on the lender and your postcode. On the same loan at 85% LVR it drops to around $7,000–$9,000.

You also hit genuine savings requirements: most lenders want at least 5% of the purchase price saved in your own account for a minimum of three months if you’re borrowing above 90% LVR. Gift money, sale proceeds from another property, or equity don’t always count as genuine savings unless structured correctly.

And lenders charge higher interest rates on investment loans at higher LVRs. Where a standard 80% LVR investment rate might be 6.2%, the same lender’s 90% LVR rate can be 6.7-6.9%. That 0.5-0.7% rate premium is a bigger cost over 30 years than many borrowers realise.

Investment home loans covers the broader landscape. This page focuses on the deposit shortcut — when it makes sense and when it costs more than waiting.

10% vs 15% vs 20% Deposit: The Real Numbers

Here’s what three deposit levels look like on a $500,000 investment property purchase in Mandurah or Rockingham. The LMI estimates are for a single borrower with strong credit; couples and guarantor structures can reduce LMI by 10-15%.

Deposit LVR Loan Amount LMI Cost Rate Premium Monthly Repayment (P&I, 30yr)
$50,000 (10%) 90% $450,000 ~$14,200 +0.6% $3,210
$75,000 (15%) 85% $425,000 ~$8,500 +0.3% $2,920
$100,000 (20%) 80% $400,000 $0 $0 $2,580

The 10% deposit path saves you $25,000 upfront in cash, but costs you $14,200 in LMI, $290/month higher repayments, and tighter rental-income coverage. Over the first five years that’s $17,400 more in interest because of the rate loading.

The 15% deposit middle ground is often the best trade-off: LMI drops by nearly half, the rate premium shrinks to 0.3%, and you’re still only finding an extra $25,000 in savings. If you’re using equity from your home instead of cash, the 15% position is easier to structure and keeps your home-loan serviceability cleaner.

Benefits of a Low Deposit Investment Loan

A low deposit investment loan lets you buy an investment property with less than the standard 20% deposit.

LMI QUOTES FROM SIX LENDERS IN ONE DAY

LMI premiums vary by 15-25% between lenders on the same LVR. Andy runs your scenario through the panel and shows you which lender’s LMI calculator is cheapest for your postcode and loan size.

GENUINE SAVINGS WORKAROUNDS

Some lenders accept equity, inheritance, or sale proceeds as deposit without the three-month savings rule. Andy knows which ones and how to structure the supporting evidence so it doesn’t get knocked back at credit.

RATE-PREMIUM MITIGATION

Not every lender charges the same high-LVR rate loading. A few treat 85% LVR the same as 80% for investors with strong income. Andy finds the lender where your scenario avoids the premium or minimises it.

GUARANTOR STRUCTURING WHEN IT HELPS

If you’re $20,000 short on deposit, a family guarantor using $20,000 of their home equity can drop your LVR to 80% without you needing to save more. Andy structures it so the guarantee releases automatically when your property value rises 5-8%.

Common Questions About Low Deposit Investment Loans

Yes. If you own your home and it’s increased in value, you can borrow against that equity (up to 80% LVR on your home) and use the funds as deposit for the investment property. This avoids needing cash savings and sidesteps genuine-savings rules at most lenders. The downside: your home loan grows, and you’re servicing two loans. Andy structures it so the equity loan sits in an offset or separate split to keep the interest deductible where it matters.

Genuine savings is money you’ve held in your account for at least three months. Most lenders require 5% of the purchase price in genuine savings when you borrow above 90% LVR. Sale proceeds from another property, inheritance, or gift money don’t always count unless the lender’s policy explicitly allows it. Some lenders accept a ‘savings history’ (regular deposits over six months proving you can save) instead of a lump sum. Andy knows which lenders are flexible and what documentation makes non-genuine funds acceptable.

At 90% LVR on a $500,000 purchase (loan of $450,000), LMI typically ranges $13,000–$16,000 depending on lender, postcode, and whether you’re a single or joint application. Couples sometimes get a 10-15% LMI discount. You can pay it upfront or capitalise it into the loan. Capitalising means you’re paying interest on the LMI for 30 years, which adds roughly $18,000 in extra interest over the loan’s life.

Yes, most lenders. Investment loans above 80% LVR attract a rate loading of 0.3-0.7% above the standard investment rate. On a $450,000 loan, 0.5% costs you an extra $2,250 per year. A few lenders treat 85% LVR the same as 80% if your income and credit score are strong. Andy finds the lender where the premium is smallest or zero for your scenario.

Rarely. Most lenders cap investment loans at 90% LVR (10% deposit). A handful offer 95% LVR if you’re also an owner-occupier using equity from your home — effectively a cross-collateralised structure. The LMI on 95% LVR is prohibitively expensive (often $20,000-$28,000 on a $500,000 loan), and the rate premium is 0.8-1.0%. Almost always better to save to 10% or use a guarantor to hit 80% LVR.

Pre-approval: 3-5 business days if your income and credit are clean. Formal approval after you’ve found the property and the valuation is ordered: 5-10 business days. Total time from first conversation to settlement: typically 6-10 weeks depending on property search time and settlement date negotiated in the contract. If you’re using equity from your home, add 1-2 weeks for the home valuation and equity calculation.

Payslips (last two), tax returns (last two years if self-employed or claiming rental income), bank statements (three-six months showing savings and living expenses), ID (driver’s licence + Medicare card or passport), employment letter, and a rental appraisal for the property you’re buying. If you’re using equity, the lender needs a valuation of your current home. If deposit funds came from a gift or sale, provide the settlement statement or signed gift letter.

Yes, by putting down 20% deposit or more (80% LVR or below). If you’re $10,000-$30,000 short, a family guarantor using equity from their home can bridge the gap so your effective LVR drops to 80%. The guarantor’s property secures the shortfall, not the full loan. Once your investment property appreciates 5-8%, you can refinance and release the guarantee without the guarantor ever making a payment.

Upfront keeps your loan balance lower and saves you interest over 30 years. Capitalising it into the loan means you’re borrowing the LMI premium and paying interest on it — on a $12,000 premium at 6.5% over 30 years that’s roughly $16,500 in extra interest. If you’re cash-constrained and need to preserve deposit for settlement costs, stamp duty, and an emergency buffer, capitalising makes sense. If you have the cash, pay it upfront.

Your loan balance stays the same, so your LVR increases. If the value drops 5-10%, you’ll be above 90% LVR and won’t be able to refinance without bringing cash to the table or waiting for the value to recover. You keep making repayments as usual; the lender doesn’t call in the loan unless you default. If you want to sell, you’ll need to cover the shortfall between sale price and loan balance plus selling costs. This is why a 10-15% buffer (buying at 85% LVR instead of 90%) gives you breathing room if the market softens.

Why Investors Trust Andy for Low Deposit Loans

Andy’s been structuring investment loans since 2000 — back when you needed 30% deposit and rental appraisals were done on a fax. He’s seen every LMI policy change, every lender’s genuine-savings quirk, and the rate-loading traps that cost investors thousands.

You deal with Andy directly, not a junior processing your file while he’s chasing the next lead. He explains every line of the loan contract before you sign, and he’s still there after settlement when your tenant moves out early or you want to buy the next property. That’s the difference between a broker who’s done thousands of low-deposit investment deals and someone reading the lender’s policy doc for the first time.

YOUR PATH TO APPROVAL

How to Get Approved for a Low Deposit Investment Loan

1

Work Out Your Real Deposit Position

List your cash savings, equity available in your home (if you own), expected sale proceeds from another property, gift money, or family guarantee. Andy runs a borrowing-power estimate at 10%, 15%, and 20% deposit levels so you know where you land and what LMI will cost at each band.

2

Prove Genuine Savings or Structure Around It

If you're going above 90% LVR, gather three months of bank statements showing the deposit sitting in your account. If it came from a sale, inheritance, or equity release, Andy picks a lender that accepts non-genuine savings with extra documentation instead of requiring the three-month hold.

3

Get Pre-Approval at the Right LVR Band

Andy submits to one or two lenders whose LMI premium, rate loading, and genuine-savings policy suit your scenario. Pre-approval takes 3-5 business days. You get a conditional approval valid for 90 days so you can shop with confidence.

4

Lock In the Purchase Contract

Once you've found the property, the lender orders a valuation (typically $250-$400, sometimes waived). If the valuation comes in at or above purchase price, the loan progresses to formal approval. If it's 5-8% under, you either renegotiate the purchase price or find the shortfall in extra deposit.

5

Formal Approval and Settlement

The lender's credit team reviews the valuation, your latest payslips, and rental appraisal for the property. Formal approval takes 5-10 business days. Once approved, settlement is scheduled for 30-60 days out. Andy coordinates with your conveyancer and the lender so funds arrive on time.

6

Set Up Rental Income and Loan Administration

After settlement, your property manager collects rent and deposits it to your nominated account. Andy helps you set up direct debits for loan repayments and, if applicable, an offset account. You'll get your first statement 30-45 days after settlement.
