Cash-Out Refinancing: What It Is and When It Makes Sense

Key takeaways

  • Cash-out refinancing lets you refinance for more than you owe and take the difference as cash.
  • It is commonly used for debt consolidation, renovations, investment deposits or major purchases.
  • The amount you can take is limited by your equity, usually up to 80% LVR to avoid lenders mortgage insurance.
  • It increases your loan balance and repayments, so it needs to serve a genuine purpose.

Your home quietly builds equity over the years, and cash-out refinancing is one way to put some of that to work. Used well it can fund a renovation or consolidate expensive debt. Used poorly it just adds to your mortgage for things you will not remember in five years. Andy has helped Western Australians weigh this up since 2000, and he is upfront about which side of that line you are on.

What Cash-Out Refinancing Is

Cash-out refinancing enables homeowners to refinance for more than is owed and receive the difference as cash. Say your home is worth $700,000 and you owe $350,000. You might refinance to a higher balance and draw out a lump sum, using the equity you have built up as security.

When It Makes Sense

Cash-out refinancing is used for debt consolidation, renovations, investment funding or major purchases. The strongest cases are ones that either improve your financial position or add value:

  • Debt consolidation, rolling high-interest credit cards or personal loans into your lower home loan rate.
  • Renovations that add value or make the home work better for your family.
  • An investment deposit, using equity to get into your next property.

Done via cash-out, debt consolidation can reduce your total monthly payments by replacing several high-interest debts with one lower-rate loan, though stretching that debt over a longer term is the catch to watch.

The Limits and the Catch

Your cash-out amount is limited by available equity, up to 80% LVR to avoid LMI. Go above 80% and you usually pay lenders mortgage insurance, which eats into the benefit. And remember, cash-out increases your loan balance and monthly repayments, so the question is always whether what you do with the money is worth the extra cost over time.

Often makes sense Think twice
Consolidating high-interest debt Funding everyday spending
Value-adding renovations A holiday you will pay off for 20 years
An investment deposit Stretching short-term debt over 30 years

How Andy Helps

Andy assesses whether cash-out refinancing serves your genuine financial interests, not just whether it is possible. He will run the numbers, show you the long-term cost, and tell you if there is a better way. Cash-Out Refinancing Questions

How much cash can I take out?

Generally up to 80% of your property’s value minus what you owe, to stay under the LMI threshold. The exact figure depends on a current valuation. Andy can estimate it for you.

Is cash-out refinancing a good idea for debt consolidation?

It can be, if it lowers your overall interest and you do not just rebuild the debt. The risk is stretching short-term debt over a long loan term. Andy will model both.

Will it increase my repayments?

Yes, because your loan balance is larger. The question is whether what you do with the cash justifies the extra cost over the life of the loan.
